On May 16th, I wrote a post that described Black and Veatch’s massive Overland Park investment. Now, we have our first look at massing “renderings” and a clear site plan that paints a better picture of what’s to come.

Back in May, the $1.12 Billion development plan was first being heard at Overland Park’s Finance, Administration, and Economic Development Committee due to the project seeking tax increment financing (TIF). The initial phase focuses on parcels 3 and 6 with parcel 5 becoming a new public park that’ll be dedicated to the City of Overland Park upon completion, which will occur after Black and Veatch moves into their new office (the park is built on the current site of their headquarters).

Parcel 6 is a 10-story, 612,000sf office building for Black and Veatch. Per elevations, the building will rise to roughly 150ft in height and be clad in a mixture of glass and terra-cotta or precast panels. Parcel 6 also includes 40 parking spaces (likely for visitors) on the south side of the building facing 115th Street. Parcel 3 will be an 8-story parking garage with 2100 parking spaces and 15,000sf of commercial space. As for parcel 5 (the public park), it’s 2.05 acres.

Unlike May’s post, the total number of residential units, office space, and retail space is less and that’s because this initial development plan focuses on the nearly 35 acres Black and Veatch presently owns. In May, I wrote “all future phases will include an additional 382,000sf of office space, 550,000sf of retail and restaurant space, 1884 residential units (mix of apartments, condos and townhouses), a 160 room hotel, and over 5900 structured parking spaces“.

The current plan contemplates 723 residential units (108 townhouses, 615 apartments), 160 hotel rooms, 228,000sf of additional office space, 125,000sf of additional commercial space (140,000sf total), a 16,500sf day care, a 44,000sf fitness/wellness space, and 1441 additional parking spaces (3581 overall).

The discrepancy is likely because the TIF District that was being presented around a month ago included parcels at the Galleria 115 development and other nearby parcels stretching from Glenwood to Nall and from 112th to 115th.

The current building that houses Black & Veatch at 11401 Lamar was completed in 1975 and was renovated in 2014.
