A proposal, recently approved by the City of Kansas City in early March, will construct two new buildings in the 18th and Vine District.

Located on surface lots that flank the rebuilt House of Hits building on 18th just east of The Paseo, McCormack Baron Salazar previously proposed two buildings that’ll include 48 total apartments, retail and restaurant space. That proposal was granted approval. The former House of Hits building will become a jazz club.

Building 1, located immediately west of the House of Hits building at the southeast corner of 18th and The Paseo, will stand 3-stories tall and feature 13 apartments and a corner retail space. The facades facing 18th and Paseo will be clad in red brick (accented with white brick) and patina colored aluminum.

Building 2, located immediately east of the House of Hits building at the southwest corner of 18th and Vine, will stand 4-stores tall and feature 35 apartments and a corner restaurant space. Like Building 1, the facade will be clad in quality materials including a cherry bark brick, cream colored brick, beige colored brick, and glazed blue brick surrounding the store fronts and accenting the upper floors on the cream colored brick section.

Both buildings reflect the design style of newer buildings in the 18th and Vine neighborhood which, themselves, echo back to the historic architecture found in the area.

On Vine street, a small pocket park/garden will be constructed between Building 2 and the shell buildings at 1816 Vine. Accessed from the Paseo will be a 40 space parking lot.

The project is just one the many that’ll transform the 18th and Vine neighborhood over the coming years. Other projects include the redevelopment of the Parade Park homes, construction of the new Negro Leagues Baseball Museum and Hotel at 18th and The Paseo, a new apartment building at 18th and Lydia, a new district parking garage, pedestrianization of 18th Street, the renovation of the Boone Theater, OneNineVine Phase 2, and the reconstruction of the House of Hits Building.

Rosemann and Associates is the architect for the project.
