EPC Real Estate Group, and BRR Architects, have proposed a large apartment building north of Country Club Plaza.
Planned to replace a series of older multi-family buildings, a single-family house, and a small office building on the block bound by 45th Terrace, Wornall, 46th, and Broadway, the $61 Million project will change the look and feel of the North Plaza neighborhood. With 278 apartments over a 296 space parking garage, the development will fall into the standard, new construction apartment categories.
The building is planned to have two courtyards with apartments surrounding those as well as apartments that face outward. Some of the apartments will be walk-up units.
BRR’s design for the building is simple with some brick, stucco, and metal panels making up the facade design. Unlike many other nearby buildings, the proposed building doesn’t pull from the colors or style of the Plaza area.

The project, if approved, will rise immediately north of the recently completed Aloft and Cascade hotels. 15 small buildings will be demolished for this project.
EPC’s project is the latest in Plaza area residential proposals. The others, including Block’s trio at 47th and Madison (two new buildings and a redevelopment totaling 616 apartments) and Lane4’s Ghadimi Group’s 4711 Belleview project (320 units). While all 4 projects won approval from both the City and PortKC (issuance of bonds), none have taken any meaningful steps forward towards construction. In the case of Block’s “The Madison” tower, that’s been proposed for several years and repeatedly approved as previous stamps of approval expired. With EPC’s development, the North and West Plaza neighborhoods now contain 1214 proposed residential units.
EPC is active elsewhere in the City. In Waldo, they’re setting sail on construction of a 296-unit apartment building at 7400 Broadway. EPC is also connected to a plan to build a skyscraper immediately west of the Kauffman Center in Downtown. Formal plans for that development have yet to be submitted to the City for review.
