Overland Park’s development pipeline continues to grow. This time, it’s thanks to a smaller development proposal roughly a mile and a half away from their Downtown.
The site at the northeast corner of the 87th and Grant intersection is presently home to a single-story commercial building with a front parking lot. It’s an unremarkable structure that, like many of similar style, is easily forgettable. The eastern half of the site is currently a grass lot. The site is a neighbor to an apartment complex to its west, a strip mall to the south, and single-family homes to its north.
Designed by BRR Architects is a 4-story apartment building with 32 apartments and nearly 8000sf of retail space on the first floor. Of the 32 apartments, 5 will be studios, 23 will be one-bedrooms, and 4 will be two-bedrooms. 37 parking spaces are included in a surface lot located behind the building and accessed from both Grant and Hayes Street. The building is pushed up to the sidewalk along 87th.

The development breaks with the surrounding area’s established development patterns a bit by building something that looks like it belongs in Downtown Overland Park instead of an area dominated by large parking lots and strip malls.
