Black & Veatch, an engineering company based in Overland Park near 115th and Lamar, is proposing a massive mixed-use district that includes a new office building just for them.
Per an Overland Park Finance, Administration, and Economic Development Committee Staff Report, Black & Veatch’s plan will be phased and total $1.12 Billion in investment. Of the project cost, $893 Million are to be private dollars, $227.7 Million will come from a TIF and a CID will kick in an additional $19.9 Million.
Phase 1 of the plan will involve constructing a new 612,000sf office building for the company and its 2200 employees (likely consolidating all employees within their current building at 11401 Lamar, some space in Aspiria, and space in South Kansas City). Upon completion of the new building, the old building will be demolished and replaced with a public park that’ll be subsequently be dedicated to the City of Overland Park.
Future phases of the development will be laid out on a block grid that promotes ” a walkable environment”. All future phases will include an additional 382,000sf of office space, 550,000sf of retail and restaurant space, 1884 residential units (mix of apartments, condos and townhouses), a 160 room hotel, and over 5900 structured parking spaces.

The current building that houses Black & Veatch was completed in 1975 and sits on around 35 acres of land. The future of Black & Veatch in Overland Park was up in the air at the beginning of April when a local sports radio show host mentioned that Black & Veatch may vacate their office building so the Royals could build their stadium, and associated district, nearby (as either Aspiria or the Jewish Community Center). The rumor turned out to be false. Black & Veatch completed renovations on the property in 2014.
Per the application, which doesn’t include renderings besides a basic site plan, BNIM is leading the architectural design for the project. The entire project also encompasses the undeveloped areas at the “Galleria 115” development along Nall Avenue. When coupled with Occidental’s vision for the future of the Aspiria Campus, the mega-block bound by College, Nall, 119th and Metcalf will become a sort of suburban central business district that includes millions of square feet of office space, hundreds of thousands of square feet of retail space, thousands of residential units, thousands of parking spaces (many of which are structured) and hundreds of hotel rooms.
