Karbank Real Estate is continuing their investment into the office building campus (1900 Campus) at State Line and Shawnee Mission Parkway by revealing a new, 4-story, mixed-use building.

Officially named “The 1957 Building” (the address of the building is 1957 West 51st Street), the modern building will feature a curved glass facade accented by wood outlined terraces. The building, designed by Perspective Architecture, will sit on top of a recently constructed parking garage. Total floor area is 30,000sf.

According to Karbank, the building will feature both office and residential space. Parking for the building, like the rest of the campus, will be surface parking spaces or in the connected parking garage.

Karbank intends to complete the 1957 Building in Early 2026. Karbank redeveloped the 1900 Building, Barney Building, and 1968 Building. The campus is home to Karbank Real Estate, the 1900 Restaurant, event spaces, and other office tenants.

Not too far away in Westwood, Karbank is connected to a decently sized mixed-use development at the corner of 50th and Rainbow. The site is currently home to the Joe D. Dennis Park. Karbank approached Westwood to develop the site with a plan including 90,000sf of office space, around 26,000sf of retail space (11,900sf of which is featured in two pavilion buildings) and 296 parking spaces spread out between a below-grade garage and surface parking. As a result of the project, and the connected TIF, the City of Westwood would pick up a new 3.5 acre park on the property located immediately to the west of the current Joe Dennis Park. Karbank would build the new park in partnership with the City.

Westwood neighbors have been strongly opposed to the 50th and Rainbow development, arguing that the removal of the park would be detrimental to the community. Many neighbors have voiced their preference for the park to remain as-is with the adjoining property becoming additional park space, thus pushing Karbank (and this development) out of the picture. Other residents would rather see the Karbank project pushed onto the site of the planned park and leave Joe Dennis Park where it is. The amount of opposition has led to the project going before the Kansas courts. A ruling on the matter is expected in early 2025.

Perspective Architecture is also linked to the 50th and Rainbow proposal and was involved in the renovations of the 1900 Building, Barney Building, and 1968 Building.
