A transformative mixed-use development has been announced on the former site of the Indian Springs Mall in Kansas City Kansas.

Located off Interstate 635 and State, the large vacant site has received a new development proposal thanks to a request for proposals (RFP) issued by the Wyandotte County government last year. Planned by Jonathan Arnold (same man behind the 2nd and Delaware project in the River Market and the pending redevelopment project at Independence and Hardesty in the Historic Northeast) and Eric Murray, “Midtown Station” will be a true mixed-use development that, if realized, should be active 365 days per year.

Initial plans call for:

  • 1,475 apartments
  • 168 hotel rooms
  • 63 single-family homes
  • 150 townhomes
  • 280,910sf retail and restaurant space
  • 18,085sf grocery store
  • 15,934sf green house
  • 31,842sf of “innovation space”
  • 3150 parking spaces (2900 structured, 250 street)
  • Tons of new green space

Wyandotte County government will need to officially select this development team before the project can advance. Due to the size of Midtown Station, the chances of seeking a large incentive package are high. What type of incentive package will be sought is unclear.

Midtown Station will be the largest investment into the older portions of Kansas City Kansas in decades. Most development in Wyandotte County has focused on the area surrounding the Legends near 435 and 70. Shifting development eastward means that Wyandotte County could see an uptick in tax revenue on land that’s already connected to existing infrastructure, boosting the county’s finances and benefiting residents across the county. Nearby residents of Midtown Station would also benefit from having the businesses within walking distance to their homes.
