The dilapidated parking garage at the southwest corner of 8th and Grand (800 Grand) is set to be replaced.

A development, planned by the BR Companies and designed by local architecture firm Hoefer Welker, will see a new 25-story tower rise into the sky. Clad in, what appears to be, a type of stone with windows and recessed balconies, the new tower breaks with the design style of the other new high-rises constructed in Downtown (all of which are in the Power and Light District and are clad entirely in glass).

The 25-story tower will feature 318 apartments, 24,000sf of retail space, and a 438 space parking garage.

It’s believed that BR will also be pursuing the redevelopment of the neighboring Scarritt Building and Scarritt Arcade, both of which are presently vacant and offer some of the richest architectural detailing found on a building in Downtown. This helps explain the greater than 1:1 parking ratio.

800 Grand will become the first high-rise to be constructed on the north end of Downtown since the Federal Courthouse. Because of the site’s location on a hill and with no buildings of any significant height to its north, the new building will make a solid statement on the north-facing skyline.

BR intends to submit their plans to the City at some point in 2025 and intends to begin construction next year (at least on demolition of the existing garage). JE Dunn will serve as the general contractor.
