The fourth new construction residential tower at the Power and Light District has finally been revealed.
Preliminary plans submitted to the City reveal a 24-story, 293-unit apartment tower on the parking lot located immediately west of the Main Street B&B Theater. 4 Light will complete the Power and Light District’s original defined scope from the 2006 development agreement.
On the ground floor, the tower itself will include a 7500sf retail space at the corner of 14th and Baltimore. At Truman Road and Main, a smaller building is planned that includes at least 12,500sf of retail/restaurant space. That smaller building will face the future South Loop Park. On floors 2-7, there will be 463 parking spaces (some of which will be available for public use). Floor 8 marks the beginning of the apartments.

Compared to previously released conceptual images, 4 Light does not include a hotel, does not wrap around the Main Street Theater, and is not the tallest tower of the Lights. In fact, the roof height of the building will sit slightly below that of the recently completed 3 Light.
Unlike other Light Towers, or the sister “One Cardinal Way” property in St. Louis, 4 Light will feature a pool and associated amenity deck on the 22nd floor, offering residents fantastic views of Downtown Kansas City. The 22nd floor will also include the building’s amenity rooms (like a gym, lounge, and more) as well as a secondary terrace on the southeast corner of the building.
Beyer Blinder Belle of New York City is the architect. They replace Hord Coplan Macht of Baltimore as the architect of Cordish’s residential towers in Kansas City. HCM designed Two and Three Light. Humphreys and Partners, of Dallas, designed One Light. A project cost has not yet been announced nor has a timeline. JE Dunn is the expected contractor. Following the other Light Towers, 4 Light will seek incentives from the City of Kansas City.
