The stretch of 31st Street between Main and Gillham is set to get a big boost in the coming years thanks to a new proposal.
Featuring 5 apartment buildings designed by Rosemann and Associates, plans uploaded to CompassKC reveal 240 total apartments and 210 parking spaces replacing two grass lots and two crumbling parking lots. No retail space is included in the plans. The project’s working name, based on the plans, is “Streetcar Lofts”.
Elevations reveal a design that resembles those recently constructed on the east side of Union Hill near Gillham.
The developer is unknown at this time.

Streetcar Lofts sit adjacent to the future Union Hill/31st Street Streetcar stop, which will open in 2025 as part of the Main Street Streetcar extension. This means these buildings are considered transit oriented development and will utilize that designation to attract residents and make people more comfortable with having less than 1:1 parking ratio. These 5 buildings, along with the under construction “ArriveKC” complex at 31st and Baltimore and the planned “Levy at Martini Corner” complex at 31st and Gillham means the north side of 31st from Wyandotte to Cherry will have been almost entirely overhauled in recent years. The total number of apartments between these 3 projects (and 7 buildings) is 769.
The sites at 12 East 31st and 3045 McGee are owned by an affiliate of Bob Frye, the master developer behind the redevelopment of the Union Hill neighborhood. The parking lots at 112 and 206 East 31st are owned by KC PBS.
