The trend of proposing, and building, new apartment buildings in Downtown Overland Park continues. This time, the planned project is located at 8201 Metcalf.

Currently home to a mid-century commercial building (which once housed a funeral home), and just north of Jimmy John’s, a proposal for a 5-story, 198-unit apartment building was submitted to the City of Overland Park on January 14th. The project also includes around 7400sf of retail space fronting Metcalf, a 277 space parking garage, and 6, 3-bedroom townhouse style units fronting Travis Street. The building will be clad in a mixture or brick, stone, and composite panels. The parking entrance will be on 82nd Street and a move-in zone will be accessed from Travis Street.

The proposal, designed by NSPJ Architects and applied for my Chicago based 29th Street Capital, is the latest apartment building proposed in Downtown Overland Park. In November of 2024, Hunt Midwest presented a 7-story, 226-unit development with retail and parking at 8036 Metcalf and later won approval and an incentive package. At 7824-30 Floyd Street, Friends of JCDS proposed a 17-unit affordable housing building for disabled adults. And at 79th and Newton, the 36-unit “Urban Edge” apartment building is under construction. Combined, all 4 buildings will add 477 housing units to the neighborhood.

Outside of new housing, Downtown Overland Park also has a Padel Club (PadelKC) approved at 77th and Floyd and is nearing completion on the new Farmer’s Market facility.

29th Street Capital manages Overland Station in Downtown OP, Greenwood Reserve in Lenexa, and the Cold Storage Lofts in the River Market.

8201 Metcalf will go before the Overland Park Planning Commission on March 9th to kick off the approval process. The application states that this is a “final development plan” and the proposal seems to fall in-line with the Downtown OP Form Based Code.

    Hate to loose the old Newcomer’s funeral home. It is a mid century modern gem, like a tiny Kennedy Center in D.C.

    Thanks to the Overland Park Memorial Chapel (and Newcomers) the Overland Park Host Lions Club has been provided the use of their garage for the storage and operation of the 450+ American flags for the Metcalf Avenue of Flags project for the past 60 years. Does anyone know of a place where the storage of their flags and the operation of this project could be continued?
