Exact’s long planned redevelopment of the ABC and Anderson buildings near Linwood and Main is finally moving forward.
Last week, the firm (which is behind projects such as the redevelopment of the Aines Dairy Building near Martini Corner, Carnival Building at 8th and Broadway, 929 Walnut, and the Netherland and Monarch buildings near 39th and Main) submitted plans for the ABC and Anderson buildings. The two buildings dominate a surrounding streetscape made up of parking lots and fast food establishments and will become the latest project to advance on the Streetcar extension corridor.
Planned are 52 apartments and a combined 9152sf of commercial space between the two buildings. The ABC Building will receive a rooftop bar as part of the redevelopment. All of the apartments will either be one or two-bedroom units. The Anderson Building, as evidenced by the missing metal siding on its north side, will have warehouse style windows uncovered and reinstalled. The ABC Building will not have new windows cut. The neon sign will be restored and the south-side loading zone will become a new outdoor patio for a future potential restaurant tenant.
No parking is shown in the plans. The nearest streetcar stop is “Union Hill” at 31st and Main. Nearby, VanTrust and Driven Development are building “Linwood Flats“, a 60-unit “workforce housing” apartment development spread out over 10 buildings at 20 West Linwood. Immediately north of the Anderson Building, Rancho’s Mexican is continuing to renovate the old Subway space into their new home. They’ll move there ahead of Mac Properties proceeding on their long-planned development at Main and Armour.
The project will go before the City’s Planning Commission on March 4th.
