The redevelopment of the former industrial complex at the southeast corner of the Independence and Hardesty intersection has commenced.

Last week, Arnold Development Group and officials from the City of Kansas City broke ground on what could be a very transformative project for the Historic Northeast. The plan, which has been in the works since February 2021, promises to build a new neighborhood anchor that appeals to a wide variety of people.

Arnold’s plans for the site include 389 loft departments, of which 328 will be designated as affordable (30% to 80% of the area’s median income – AMI) with the remaining 61 being market-rate, a health clinic, a 30,000sf daycare facility, a 30,000sf public market, green space, and a series of clean energy and green infrastructure (such as solar panels and rooftop gardens).

Per the development team, the solar array should generate enough power that the building is self sustaining. This means that residents won’t have an electricity bill.

The $180 million project is just the first phase for the 22-acre site. Future phases will address the remaining buildings by creating more housing and commercial space while. The hope for this project is for it to become a neighborhood hub that the surrounding area can grow off of.

Prior to Arnold Development Group coming along, the site was decontaminated by the EPA through a $10 million investment. Beginning in 1941, the property was owned by the federal government and used for military operations and various government offices before being vacated in the early 2000s.

As you pass by the site today, you’ll see Crossland Construction banners are up on the fence surrounding the site. Over the year and half, you’ll see windows replaced and the site come alive. The architecture team is made up of Roseman, Stantec and Hermanos design. The first phase is expected to wrap up construction in the summer of 2027.

Arnold Development Group is presently involved in the planning process for a large-scale mixed-use development at 635 and State in Kansas City Kansas as well as a large project in Downtown Kansas at 9th and Central. They previously developed the 2nd and Delaware apartments in the River Market.
