In June, Prairie Village-based Flint Development submitted an application for a development assistance team for the parcel at the northwest corner of 46th and Walnut in the Southmoreland neighborhood. Today, we have our first look at one the Plaza-area’s next apartment buildings.

The plans were submitted to the City of Kansas City on November 16th. The building, which will sit on a hill, will feature 5 floors of apartments (152 total units), 4, 3-story walk-up townhouses on 46th Street, amenities, and 193 parking spaces in a garage that’s worked into the elevation change of the site. The building will appear to be 8-stories on the 46th Street side.

The new building is clad primarily in fiber cement panels with metal panels and brick being accent materials.

Overland Park-based Davidson Architecture is the architect for the building.

The previously discussed development assistance team meeting request stated that the project’s estimated cost was $40 Million and that the project would seek incentives. As of today, it’s not yet clear what types of incentives will be sought or through what agency.

Thanks to the recently completed KC Streetcar extension to UMKC, residents of this building will have the option of utilizing the Streetcar as a genuine mode of transportation. The nearest stops are Plaza and Art Museums.

The 46th and Walnut project is just one of many Plaza-area apartment projects in the pipeline. Others include Block’s development at 47th and Madison (3 buildings, 2 of which are new construction) with 616 apartments, Lane4/Ghadimi Group’s 4711 Belleview project (320 units), and EPC’s “Lewer Plaza” development at 46th and Wornall (278 units). With this project at 46th and Walnut, the Plaza-area now has 1366 planned residential units.

Flint Development was involved in the development of the Leawood Village project, which feature 182 apartments, townhouses, and pad retail spaces, near Ward Parkway Center. Flint is also planning a redevelopment of the Muehlebach Hotel at 12th and Baltimore in Downtown.

    Hi Chris – thanks for the summary of all of the planned residential projects within a quick walk to the Plaza shops. Has it recently been confirmed that the other three you referenced are still moving forward?

      Lewer Plaza is still moving ahead. I think it got all its approvals for the development plan and incentives. The others have gone quiet.
