The southern corners of the Linwood and Troost intersection will change a bit over the coming years thanks to a new development proposal from Milhaus Development.

Planned to replace the grassy parcels are two, 4-story buildings with a total of 194 apartments and 168 parking spaces. The building at the southwest corner of the intersection will feature 95 total apartments with a 102 space parking lot behind the building. The building at the southeast corner will feature 99 apartments and a 66 space parking lot with some apartments on a “basement” level that fronts Forest Avenue. No retail space is planned in either building.

The sites were previously home to two separate proposals. The Southeast corner was once planned to be home to the “Isis” office building and grocery store (the name a nod to the former Isis Theater that once existed in the neighborhood). That was part of the failed “Troost Village” project that would’ve occupied almost the entire block bound by Troost, Linwood, Forest and 31st. In October 2018, the southwest corner saw a proposal by UC-B Properties which included a 4-story building with 89 apartments.

Milhaus is familiar with the area as they were a co-developer on the Marcato apartment project at 27th and Troost with UC-B.

The design of the Linwood and Troost buildings is simple with the exterior being clad in a mix of brick and fiber cement panels. All apartments will either be 1 or 2-bedrooms. Rosemann and Associates is the architect for the project.

Per plans uploaded to Compass KC, the hope is for the project to begin construction in the spring of 2026 and wrap up in the fall of 2027. Milhaus intends to seek PIEA incentives for this project.

The project is located on a potential future Streetcar corridor that could link the KU Hospital at 39th and State Line to near the VA Hospital at Linwood and Van Brunt. The project is also one of two active project proposals that’ll help further transform the Troost Avenue corridor.
