The River Market will soon see another building rising into its skies at 303 Broadway.

Originally proposed in December 2020 as a 8-story, 76-unit apartment building that sought no incentives, the project grew over time. It now stands as a 10-story, 88-unit proposal. In December 2024, the project went before the PortKC Board for approval of bonds to help cover the construction costs. A sales tax exemption on construction materials was also approved by PortKC. The FAA previously approved of the building’s height.

Back on the City side of things, Atlas 303 is advancing through the final stages of the approval process. Right now, the development team is seeking the approval of a variance for the parking garage. 63 parking spaces are proposed and according to the developer, “with over 25 years of experience in developing multifamily in the River Market, a parking ratio above 60% is typically suitable, so this project, with the variance, will yield more than adequate parking for the proposed use“.

The developers of Atlas 303 are George Birt and Taylor McKee. They also developed the RM West apartments. NSPJ is the architect. The project replaces a vacant warehouse and associated small parking lot in the shadow of the new Buck O’Neil Bridge. It’s possible that we’ll see construction begin on this project this year.

Atlas 303 will be the tallest building in the River Market west of Delaware Street and it’s also one of the many new residential buildings that’ll rise in the neighborhood in the coming years. Others include.

  • Oaks River Market/3rd and Grand: 105 units – AND Real Estate/Oaks Residential
  • 3rd and Grand: 245 units (under construction) – CPC Real Estate
