Cordish’s next residential tower at the Power and Light District is taking a step forward.

4 Light, to be built on the parking lot at the southeast corner of 14th and Baltimore (or immediately west of the Main Street B&B Movie Theater), won approval from the PIEA today. The project made an appearance there due to Cordish wishing to declare the site as “blighted” and therefore be eligible for tax incentives.

Like One, Two and Three Light, 4 Light is a continuance of the original Power and Light district development agreement, which was established between the Cordish Companies and the City of Kansas City in 2006. The agreement outlined everything we see down there today + four residential towers. Over the years, Cordish expanded the development scope of the Power and Light District to include the redevelopment of the Midland Office Building at 13th and Baltimore into 135 apartment. This was part of the deal to have incentives issued for Three Light, which came as a result of the City Council reopening the development agreement.

4 Light, revealed in September, will include 293 high-end apartments, retail space, and an integrated parking garage. A shorter, 2-story commercial building will be built to the south of the Main Street Theater on the small parking lot facing Truman Road/I-670. Both the tower, and the small commercial building, are expected to share a construction timeframe with the South Loop Park.

Cordish will need to appear before the City Council for approval of the new PIEA District, which is likely to stir some controversy. If all goes according to plan, Cordish intends to break ground on 4 Light sometime in 2025 and open in 2027.

Along with the planned 800 Grand Tower on the north end of Downtown, 4 Light is the latest project to change the Downtown skyline.

Renderings for 4 Light also include a hint at their next residential tower – 5 Light. Cordish acquired the rights to develop a tower over the block that contains Yard House. Copaken Brooks previously proposed a 25-story office tower there, but that deal fell apart allowing Cordish to enter the picture. No formal details on 5 Light have been released yet.

Beyer Blinder Belle of New York is the architect for 4 Light (Hord Coplan Macht of Baltimore designed Two and Three Light. One Light was designed by Humphrey’s and Partners of Dallas). JE Dunn is likely going to be the contractor.
