Overland Park’s thriving Downtown area will soon get another boost thanks to a large-scale apartment project proposed by Hunt Midwest.
To be located on the grass field at 8036 Metcalf (next to the new UMB Bank and and Atomic Cowboy), a new 7-story apartment building with 226 apartments, 338 parking spaces, and 5000sf of retail space will rise. 59 of the planned parking spaces will be available to the public and most parking will be located in a below-grade garage.
8036 Metcalf is the most recent multi-family development, and project, to be proposed in Downtown Overland Park. Overland Park’s Planning Commission and City Council are expected to approve of the project plans. It’s not yet clear whether Hunt Midwest will seek an incentive to get this project done. No timeline has been established yet.
BRR Architects, who has their office just across Metcalf, is the architect.

This is not Hunt Midwest’s first multi-family complex or partnership with BRR Architects. The team, along Lane 4 Group, is nearing completion of “The Hudson” on Rainbow Boulevard near the KU Medical Center.
Nearby, the City of Overland Park is ready to set sail on the overhaul of their farmers market (which could eventually pick up a residential building of its own). A few blocks north, a Padel club has been approved for the site at the northeast corner of 77th and Floyd (KEM Studio is leading the design of that project). A few blocks west, “Interurban Lofts “Urban Edge”, a 36-unit apartment project, is under construction at 79th and Newton.
